New commercial lease

Our fee's include:

    • obtaining copies of title deeds;
    • checking the deeds and raising enquiries;
    • preparing or dealing with replies to standard and specific enquiries;
    • negotiating and agreeing the terms of the Contract and Lease;
    • reporting to you with the Contract and Lease for signature;
    • preparing Completion Statements for your approval;
    • agreeing necessary apportionments;
    • when everyone is ready and the completion date has been agreed, completing the transaction;
    • preparing and filing a Stamp Duty Land Transaction Return;
    • registering your ownership at the Land Registry, if longer than 6 years;
    • supplying you with your Title Information Document and the other documents not required for retention by your Lender, or storing these for you, if you so wish.

Hutharts specialist fixed fee commercial solicitors can draft a new commercial lease for a fixed fee starting from £850 plus VAT & disbursements for a short lease (less than 7 years) and £1,500 plus VAT & disbursements for a long-term registrable lease

A Deed of Variation for an existing lease will cost £500 plus VAT

Lease assignment

Our fee's include:

  • obtaining information from your Sellers and undertaking searches if necessary;
  • checking that the Sellers have good title and raising pre-contract enquiries;
  • considering the Lease and reporting to you on the terms;
  • agreeing the terms of the Contracts and assignment of the Lease;
  • dealing with the requirements of your Lender, (if any);
  • reporting to you with the Contracts and other documents for signature;
  • when everyone is ready and the completion date has been agreed with the sellers, exchanging contracts. This is the stage at which you are committed to the purchase;
  • preparing Completion Statements for your approval;
  • obtaining the mortgage money from your Lender (if any) and any balance we will need from you;
  • on completion day, paying for the property;
  • preparing and filing a Stamp Duty Land Transaction Return;
  • registering your ownership at the Land Registry;
  • supplying you with your Title Information Document and the other documents not required for retention by your Lender, or storing these for you, if you so wish.

Fees starting from £750 plus VAT & disbursements

Where the landlord requires a rent deposit deed, there will be an additional cost of £350 plus VAT for dealing with the drafting and approval of this document.
